Any transformations can be carried out only if provided for in a detailed execution plan drawn up by the Municipality.Concerning Parcel no. 642, falling in the "C1" zone, whose cadastral extension corresponds to 19,765 sq m/4,88 acres it should be noted that the possibility of exploiting it for building purposes is subject to the drafting of a privately initiated subdivision plan, previously approved by the relevant bodies (Municipality, Calabria Region, RC Province, former Civil Engineers). As regards the rule relating to Parcels no. 405, 644, and 645, whose total cadastral extension corresponds to 4,656 sq m/1,15 acres, it must be considered that the homogeneous area called "D3" imposes a minimum intervention area. This obligation is mandatory and requires a minimum surface area of 5,000 sq m/1,22 acres. Therefore, given the cumulative extension of 4,656 sq m/1,15 acres (among other things not falling within "D3"), the resulting sum of which is lower than the mandatory minimum, a use for productive tourism purposes is unacceptable. Finally, about the portion of the surface falling within the area subject to State Green Land "VD," given the preparatory nature of a detailed municipal development plan, before any other type of intervention, at the moment, any other use proposal can be considered restricted.
